Getting started
Do I need an architect for my project?
For home projects, not always, but most projects benefit from having one. If your project affects code compliance, layout, or structure, an architect can help avoid costly mistakes and help you move forward with confidence. An architect can make the process smoother for all involved.
What types of homeowner projects do you help with?
I help homeowners with all kinds of home projects: additions, renovations, garages, finished basements, porches and decks, and more. If you have an existing home and want to make improvements, that is typically where I can help.
What if I don’t know exactly what I want yet?
That is completely normal. Many homeowners start with an idea before it becomes a fully formed plan. We help turn that idea into a reality.
What if I already have sketches?
That is a great starting point. We can use those sketches and turn them into the drawings you need.
Permit drawings
What are permit drawings?
These are the drawings given to the local building department for review and approval. They show what is being built so that, if approved, permission is given to start construction.
Why are permit drawings important?
Permit drawings clearly communicate the construction work involved in the project. They give contractors clear direction and reduce confusion. Good permit drawings protect the project before the work even begins.
Can I build from sketches or ideas alone?
In most cases, no. Sketches are helpful in the beginning, but they mainly guide the permit drawings, which the local building department requires.
Who submits for the permit?
Usually the homeowner or contractor. That depends on the project details and the requirements of the local building department.
What happens when the permit drawings are done?
Once the permit drawings are done, they are submitted to the local building department. If they have questions, we help with the communication so the review keeps moving. Once approved, permits are issued and construction can legally begin.
The process
How does the process work to get to permit drawings?
- We meet with you to talk about your goals, budget, and existing conditions.
- We measure existing spaces if needed and gather information about the property.
- We develop the drawings until they are ready to submit for permits. Along the way, we stay in touch to make sure what we draw is what you want.
What do I need to get started?
Any documents of the existing property, along with an idea of the project, will help greatly. The rest can be gathered when we first meet with you.
Planning and coordination
Do you help with zoning and code review?
Of course. This review is often underestimated and can make or break a project before it even starts. It determines whether your project is allowed at all, and it can save frustration and confusion later on.
What else do I need aside from an architect?
Depending on the project, you may need a land surveyor, structural engineer, contractor, or other consultants. If needed, we coordinate with them so you have all the services you need from the beginning.
Cost and value
Why hire an architect?
We help you think the project through carefully before money is wasted on poor planning. Sometimes an architect is legally required to produce the drawings the local building department needs. Even without that requirement, designing with code and zoning in mind catches important details before it’s too late.
Why are architectural services expensive?
The services go far beyond lines on paper. They include measuring, solving design problems, code and zoning review, documentation, and helping reduce risk. We provide guidance from concept to completion, with clear communication that comes from experience getting projects like yours done. The value comes not only from the drawings but from the problems avoided.
