Thinking about an ADU?

Since 2025, one backyard cottage or in-law unit up to 900 sq ft is allowed by right on single-family lots across Massachusetts. We check what your lot allows, design it with you, and prepare the permit drawings. Typical design and permit drawings: $5,000 – $12,000.

More about ADUs

What the permit usually takes

  • To-scale floor plans and elevations
  • A site plan, often stamped by a land surveyor
  • The building permit application
  • Plumbing, electrical and utility permits

Common questions

Do I need a special permit? Usually not. One ADU up to 900 sq ft is allowed by right statewide. Your town can still set reasonable rules for setbacks, height and design, so we check those first.

How big can it be? Up to 900 sq ft, or half the size of the main house, whichever is smaller. Some towns allow more with a special permit.

What does design cost? Usually $5,000 to $12,000 depending on size, site, and whether it is detached, attached, or inside the house. Construction is separate.
