The building
Three connected red brick buildings built for the W.S. Reed Toy Company, right beside Carter Park in downtown Leominster. One is three stories from 1879, one is four stories from 1897, and the third is a two-story boiler house from the 1890s.
What the design team did
Reconfigured the 38,260 sq ft complex into 36 market-rate apartments, two of them accessible. The factory look outside was kept, with changes only where the new use needed them. Done in partnership with Andrew J. Cannata, AIA.
The result
Inside, the red brick walls, wood columns, beams and deck undersides stay exposed, and pieces of the old factory were kept or remounted. The property was listed on the National Register in 2012, which opened state historic tax credits. It also received Housing Development Incentive Program (HDIP) funding.
